Why grout goes dark before the tile does
Ceramic and porcelain have a hard, glazed face that sheds most of what lands on it. The grout between the tiles does not. It is porous, so mop water, cooking splatter and everything carried in on shoes settles into the lines and stays there. That is why a kitchen floor can look tired even when every tile is intact.
OCD HOME cleans ceramic and porcelain floors, the grout lines between them, bathroom and kitchen floors, and counters and backsplashes. The work is done with a truck-mounted steam-cleaning system and fruit- and plant-based cleaning products, not a bucket of whatever is under the sink.
Before anything wet touches the floor, we look at it. We confirm the exact treatment after assessing your surfaces, because a glazed galley kitchen and a tiled shower surround do not ask for the same thing.

Cleaning and sealing, one price per square foot
Tile and grout cleaning and sealing on floors is $1.50 per square foot. Sealing is included. If you would rather skip it, the price stays the same, so there is nothing to haggle over and nothing hidden behind an upsell.
A sealed joint is less thirsty. The next spill sits on top for a moment longer, which gives you time to wipe it up before it becomes a stain in the line. That is the whole reason sealing is part of the job and not an add-on.
Every appointment carries a $250 job minimum, so it is worth pairing the kitchen with the bathroom, or the tile with the carpet in the next room. You can see the rest of the price card on the services page, or book online any hour of the day.
Grout color is a separate conversation
Cleaning brings grout back to the color it was. Sometimes that is not the color you want, because the lines have stained for years or the original shade was never even. Grout color sealing changes the line itself.
We quote grout color sealing only by assessment. It is not on the price card because it depends on what is in the joints, how worn they are and how much floor is involved. Tell us about it when you book and we will look at the floor in person.
Counters and backsplashes follow the same rule: we look first, confirm the treatment, then clean. Expect a plain answer about what cleaning can and cannot change.
