Solid, engineered, laminate and LVP

Hardwood / LVP Care

Wax and polish buildup removed and floors maintained, for wood and plank surfaces. Maintenance cleaning, never refinishing.

Four floors, four ideas about water

Solid hardwood, engineered wood, laminate and luxury vinyl plank can sit side by side in the same house and look alike from a standing height. They do not take moisture alike. Solid wood moves with water. Engineered wood is layered. Laminate has a core that dislikes standing liquid, and LVP is the most forgiving of the four.

So the first thing OCD HOME does is find out what is underfoot. We confirm the exact treatment after assessing your surfaces, and on a wood or plank floor that means keeping the floor from getting any wetter than it needs to be.

If you are not sure which of the four you own, tell us the room and the age of the house and we will work it out when we get there.

Buildup is not dirt

Over the years, a wax or polish goes on top of the last coat and picks up whatever walks across it. The floor starts to look cloudy, tacky in the traffic lanes, and no amount of ordinary mopping changes it. What you are looking at is layers, not soil.

We remove wax and polish buildup and then do the maintenance cleaning that keeps the floor looking right between visits. The aim is the finish the floor was meant to have, with the grain showing through it again.

Our work is done with fruit- and plant-based cleaning products and a surface-specific approach, so a kitchen of oak strip and a hallway of plank are each handled for what they are.

Maintenance cleaning, not refinishing

We want to be direct about this: OCD HOME does not refinish floors. We do not sand, stain or put down a new coat of finish. What we do is clean and maintain the floor you have.

If the finish has worn through to bare wood, if there are deep gouges, or if a board is cupped or damaged, cleaning will not fix it, and you are better off calling a refinisher. We will tell you so at the assessment instead of selling you a clean that will not change what you see.

For everything short of that, a floor that is dull, cloudy or heavy with old polish, a proper clean is usually the right first step, and every job is covered by the Every Inch guarantee.

If the kitchen floor is tile rather than wood, the tile and grout page has the per-square-foot price. Rugs that sit on a wood floor are cleaned under area rug cleaning, and the carpet in the next room is on the carpet cleaning page.
